I retired in July 2025. After a year, I found myself bored. So I want to explain why I started this company.
I lost my home in 1989, and I said I would help people who lost their homes and return any funds taken from them through foreclosures, etc.
So I didn’t start The Refund Scout, LLC to build just another asset recovery company. I started it because I know what it feels like to lose a home and wonder how you’re going to get through a difficult time.
When I went through that experience, I learned something I wish someone had told me sooner:
"Sometimes the sale of a home isn't the end of the story."
When a property is sold at a tax deed sale, a mortgage foreclosure, a sheriff's sale, or another property auction for more than the amount owed, there may be money left over. That money can be referred to as surplus funds, excess proceeds, tax sale overages, or foreclosure overages.
And in many cases, those funds may belong to the former homeowner, their heirs, or other eligible beneficiaries.
The problem is that most people don't know the money exists.
That's where I come in.

Why I Do This
I remember what it was like to be down and out, wondering whether my family would be okay. That experience stayed with me.
I don't want someone else to go through a difficult time without knowing that there may be money available to them.
With my background as a Real Estate Broker, Mortgage Broker, Builder, and Asset Recovery Specialist, I bring experience in real estate, mortgage lending, public records, and research to locate potential surplus funds.
I use that experience to research property and foreclosure records, identify potential overages, determine who may have a legitimate claim, and guide clients through the recovery process.
Whether the money involves a tax deed overage, a mortgage foreclosure surplus, an HOA foreclosure surplus, a probate-related surplus, or other unclaimed property, I'll help you understand what I find and what your next steps may be.
